Fine Tune
A piano contains around 230 individual strings.. Fine tuning is setting the piano to A440hz concert pitch and adjusting the tension of all strings to create the correct intervals between all notes. Ideally the piano should be fine tuned every six months to take account of seasonal adjustments of temperature and humidity, and around a month or so following a move to keep your piano sounding its' best all year round.

Pitch Raise
Pitch raise tuning is necessary when a piano is over twenty five to thirty cents off pitch, (100 cents in a semitone). This basically means tuning the piano twice - the first time to add the extra tension required and the second time to fine tune it. Pitch raise tuning tends to be needed when a piano has not been tuned for a long period of time, or hasn't been stored in ideal conditions.

Regulation
Regulation for a piano is like having your car serviced. Neglecting issues will only make problems worse. Most issues are easy to fix and this can transform how an instrument feels to play.
From sticky keys to notes that don't play right, I can fix all of these problems.
A piano is made from around ten thousand individual component parts. There are several adjustments which can be made to the moving parts of the piano action which all work together in converting the simple press of a key into how the hammer actually plays the string. These adjustments control the feel, touch, key weight, repetition speed and playability of the instrument and are necessary to compensate for wear, compacting of cloth and felt, and changes in wooden parts due to temperature and humidity.
Keeping the correct relationship between every part will prevent unnecessary wear, and will make the action "feel right" - that is, each key will function smoothly and evenly
throughout the whole keyboard. No more sticking keys, uneven feel, notes that don't do what you want them
to do, pedals that don't work properly, squeaks, clicks, rattles, buzzes and so on.
Once a piano has been well regulated, the difference can be amazing as many pianos have never been regulated since brand new.
